Also Saturday, join the Moonlight on the Poconos Big Band at the Ritz Company Playhouse in Hawley for a Relay For Life benefit concert. Tickets are $10, contact Peggy Gropper at 570.253.7658. Show time is 7:00 PM.
Start your day Sunday with an all you can eat Breakfast Buffet at the Greene-Dreher Fire Hall from 9:00 AM to 12:30 PM. Adults are $7, children $3 and kids under three eat FREE.

Curious about how things are priced in the Lake Wallenpaupack real estate market? Check out the stats below. The first graph is for Pike County, the second for Wayne County. The New Average Listing Price is what you should be looking at if you’re thinking of selling…it is an average, but it’s clear that values in our area are still strong. Note that the Active Average Listing price line is much less ‘all over the place’…that tells me that once homes are on the market and remain there, adjustments are being made. I find it very interesting that the counties are a little different statistically.

Well, it looks like winter has finally arrived here in the Lake Wallenpaupack area…6 inches of snow or so fell overnight last night through early this afternoon. This is our first ‘big’ storm since October.
Very good news for all the ski resorts…they’ve been making snow for a while, but nothing compares to the real thing. So, if you’re a winter outdoor enthusiast, come on up and enjoy the beauty mother nature has provided for us! I have to say, the snow resting on all the pine trees and falling gently from the sky was quite lovely.
It’s been colder too, so we’re hoping Lake Wallenpaupack ices over soon. They Ice Tee Golf Tournament was postponed until February 26th because the lake hasn’t frozen…I can’t remember the last time that happened. You can read more about it here. See, people love coming to the Lake Wallenpaupack area to play golf so much we figured out a way to tee off in the middle of winter!

I saw a report on the local news yesterday regarding new environmental regulations regarding building on lakefront here in PA. I don’t have the details handy…here’s the blurb from their site:
COULD IT BE THE END OF WATER FRONT PROPERTY?
January 12, 2012
New federal regulations may put an end to construction on water front property, and its making many land owners furious.
Last November the D.E.P. initiated a new regulation on high quality water ways which now keeps water front property owners from developing land within 150 feet from an exceptional water quality shore lines. The regulation has many land developers in the Poconos outraged because over 90 percent of the water in the area is exceptional value. Now area home builders are working with law makers and U.S. senators to lobby against the regulation.
Of course, this is terrible news for builders and landowners…they can’t even put in a path or cut down trees in that safe zone, so goodbye view, lake access and boat slips. But it got me thinking…will this regulation, if it stands, increase the value of existing lakefront homes as we go forward? I think so…it’s all about supply and demand, after all.
So, those of you on the fence…now might be the time to buy if you want a lakefront property in the Lake Wallenpaupack area if you want one at a reasonable price!
